Have you noticed dark vertical streaks running down one slope of your roof while the slope facing the street still looks almost new? If your house sits in a humid part of the country, you have probably seen the pattern on your own shingles or on half the roofs on your block.
Most homeowners file those streaks under dirt, soot, or mildew, and a fair number read them as evidence that the roof is failing. What is actually growing up there is a living organism with a specific food source and a specific set of consequences, and knowing which one you have changes the math on whether removal is worth paying for.
What Are the Black Streaks on Asphalt Shingles?
The staining is a colony of Gloeocapsa magma, a cyanobacterium commonly called blue-green algae even though it is bacteria rather than true algae. It arrives as airborne cells that settle on the roof surface, and once a colony establishes itself it produces a dark, UV-protective sheath — which is what gives the stain its charcoal color rather than the green you might expect.
The streaking pattern is the tell. Colonies typically take hold near the ridge, where dew lingers longest and debris collects, and each rainfall carries cells down the slope, which is why the stains run vertically and fan out as they descend.
That also explains why one slope looks filthy while another looks nearly clean. North-facing slopes in the Northern Hemisphere hold shade and surface moisture far longer through the day, so they grow the colony first and hold it longest.
What Roof Algae Feeds On
The widely cited mechanism is limestone. Modern asphalt shingles use finely ground limestone — calcium carbonate — as a mineral filler and weight extender in the asphalt mat, and Gloeocapsa magma is able to metabolize that calcium carbonate as a nutrient source.
Add moisture and you have a complete growing environment. Shade from overhanging trees, a low slope that drains slowly, poor airflow around the house, and long overnight dew periods all extend the number of hours per day that the shingle surface stays damp.
Geography does most of the sorting. The problem is heaviest across the humid Southeast and Gulf Coast, common through the Mid-Atlantic and Ohio Valley, and persistent in the Pacific Northwest, while arid mountain and desert climates rarely see it at all.
Does Roof Algae Actually Shorten Shingle Life?
For most roofs, the honest answer is that the staining is cosmetic and stays cosmetic. Algae does not penetrate the shingle mat, does not open a water path through the roof assembly, and does not cause the leaks homeowners often fear when they first notice it.
That said, two secondary effects are worth understanding. The colony's gelatinous sheath holds moisture against the shingle surface, and over many years that sustained dampness — combined with freeze-thaw cycling in cold climates — can loosen the ceramic granules that shield the asphalt below from ultraviolet light.
The second effect is thermal. Keep in mind that granule loss attributable to algae plays out over a decade or more, not over a season. A roof that is stained but still shedding water properly is not an emergency, and treating it as one is exactly how homeowners get talked into work they do not need.
Algae, Moss, and Lichen Are Not the Same Problem
Homeowners tend to lump every roof growth into one category, and that is where genuine damage gets missed. The three common growths on asphalt behave very differently:
- Algae. Gloeocapsa magma forms flat black or dark green staining that follows water flow down the slope. It sits on the surface, causes no structural harm, and is by far the easiest of the three to remove.
- Moss. A green, spongy plant anchored by shallow rhizoids, moss grows in the keyways and along shingle butt edges. As it thickens it lifts the shingle edge, traps standing water underneath, and creates a real path for wind-driven rain — this one earns a response regardless of appearance.
- Lichen. A symbiotic pairing of fungus and algae, lichen shows up as crusty gray-green patches. It bonds into the asphalt itself, and scraping it off pulls granules with it, which is why aggressive lichen removal frequently does more harm than the lichen ever did.
All three thrive under the same conditions, so a roof with heavy algae is usually a roof that will grow moss next. Soft Washing Versus Pressure Washing
This is the part that decides whether cleaning helps the roof or hurts it. The Asphalt Roofing Manufacturers Association's technical bulletin on algae staining is explicit that pressure washing is not an approved cleaning method for asphalt shingles, because the force removes the granules that protect the asphalt underneath.
A pressure washer running at 1,500 to 3,000 psi will strip granules from an aged shingle in a single pass. The damage rarely looks dramatic from the ground, but the granules end up in the gutters, and the exposed asphalt then weathers, dries, and cracks years ahead of schedule.
Soft washing is the alternative, and the name describes the pressure rather than the chemistry. Solution is applied at roughly garden-hose pressure — generally under 100 psi — through a low-pressure pump or a downstream injector, so the cleaning work is done by the chemical rather than by mechanical force.
ARMA's published guidance calls for a 50/50 solution of household chlorine bleach and water, applied to the roof, allowed to dwell, then rinsed thoroughly with low-pressure water. Most professional soft-wash mixes land in a similar neighborhood once a surfactant is added to help the solution cling to a sloped surface long enough to work.
Sodium percarbonate — oxygen bleach — is the gentler alternative. It is meaningfully safer for landscaping and metal components, however it works more slowly, needs a longer dwell time, and generally requires repeat applications on heavy staining.
Be aware that the chemistry carries collateral risk either way. Sodium hypochlorite is hard on plantings, and it can corrode aluminum gutters, fasteners, and flashing details if it is allowed to dry in place, which is why pre-wetting and thorough post-rinsing of everything below the drip edge matters — including the metal that makes up your roof flashing details.
Should You Clean It Yourself?
There is a safety dimension here that gets consistently underweighted. A wet, chemically treated asphalt slope is genuinely slick, and the combination of a ladder, a hose, and a slope steeper than 4:12 accounts for a meaningful share of homeowner falls every year.
There is also an equipment problem. Consumer-grade sprayers rarely deliver an even application across a full roof plane, and the tiger-striping that results from uneven dwell time can look worse than the original staining did.

Will Cleaning Void Your Shingle Warranty?
Manufacturer limited warranties do not usually prohibit cleaning outright. What they exclude is damage caused by improper maintenance, and pressure washing is the textbook example — granule loss traced to high-pressure cleaning gets denied as owner-caused damage rather than as a manufacturing defect.
Read your specific limited warranty document before anyone touches the roof. If you no longer have a copy, manufacturers publish current and archived warranty documents by product line, and the shingle wrapper or the original installation contract usually identifies which line is on your house.
Remember that a contractor's verbal assurance is not the manufacturer's position. Ask for the cleaning method and the maximum pressure in writing on the estimate, the same way you would insist on itemized line items when comparing roof estimates.
What Roof Cleaning Costs
Pricing is regional, and the following figures should be treated as estimated ranges rather than quotes. Soft-wash roof cleaning commonly runs somewhere between $0.20 and $0.75 per square foot of roof area, which puts a typical single-family roof roughly in the $400 to $1,200 band.
Several variables push a quote toward the top of that range. Steep pitch requiring rope access, multi-story height, complex hip and valley geometry, and heavy lichen needing repeat applications all add labor — and any quote landing well below the regional floor deserves a direct question about what chemistry and what pressure are being used.
When Copper and Zinc Strips Make Sense
The prevention mechanism is straightforward. When rainwater flows across zinc or copper, it picks up trace metal ions, and that ion-carrying runoff is toxic to cyanobacteria as it travels down the slope.
In fact, you can see the effect in the wild on almost any stained roof. Look at a galvanized vent pipe or a copper chimney flashing partway up a streaked slope, and there is nearly always a clean stripe running from that metal straight down to the eave.
The limitation is coverage distance. Protection extends only a limited band below the metal — commonly a few feet in real-world conditions, well short of the fifteen-foot figures sometimes quoted in product marketing — so a tall slope may need a second course of strips partway down to stay clean at the eave.
Placement matters as much as material. The strip should be installed at the ridge with an inch or two exposed below the ridge cap, so that rain crossing the metal actually reaches the field of the roof rather than running underneath it.
Copper is the more effective of the two metals and lasts essentially indefinitely, at a higher material cost. Zinc is cheaper and far more common in retrofit kits, however it sacrifices itself over time and eventually needs replacement.
Two cautions are worth weighing before you commit. Copper and zinc runoff can stain light-colored siding, masonry, and concrete below the roofline, and dissimilar-metal contact — copper against galvanized steel or aluminum gutters and flashing — sets up galvanic corrosion, so those connections need to be isolated.
Retrofit installation carries its own risk. Strips fastened through the field of an existing roof create new penetrations, and nailing under the ridge cap on a brittle, aged roof is work for someone who will seal every fastener properly.
The Better Long-Term Fix: Algae-Resistant Shingles
If replacement is already on the horizon, prevention becomes close to free. Algae-resistant shingles embed copper-containing granules into the surface during manufacture, releasing ions evenly across the entire roof plane rather than from a single strip at the ridge.
These carry a separate algae-resistance warranty, commonly ten years, with longer terms on some premium lines. Read that term specifically — it is distinct from the shingle's material warranty, and it is one of the details worth checking alongside the differences covered in architectural versus three-tab shingles.
So Is Cleaning Worth It?
Here is the decision rule, in order of priority. First, if you are listing the house within the next year, clean it — streaked shingles read as a worn-out roof to buyers, agents, and appraisers, and the cost is small next to the perceived-condition hit.
Next, if the roof is within roughly five years of replacement, spending on cosmetics rarely pays back. Put that money toward algae-resistant shingles at replacement instead, and use the framing in our guide to roof replacement timing to decide when that point actually arrives.

Finally, if the roof is simply stained and otherwise sound, cleaning buys appearance and very little else. Regrowth typically returns within two to five years in humid climates, which makes recurring cleaning a maintenance subscription rather than a repair.
Whatever you decide, fix the growing conditions rather than only the symptom.
